🏑 200 Deals Down: What I’ve Learned Helping Homeowners Across Louisiana

We just closed our 200th property at Home Buyer Louisiana and I wanted to take a moment to reflect.

This particular deal was an inherited home in LaPlace. Nothing flashy — just a family that needed help figuring out what to do with a house they didn’t want to hold onto. That’s the kind of situation we’ve seen time and time again at Home Buyer Louisiana.

Honestly, hitting 200 deals snuck up on me a bit. When I moved to New Orleans in 2019 and started buying distressed houses, I didn’t have a huge team, fancy systems, or a five-year plan. I just knew how to find opportunities and solve problems. And that’s still what this business is all about.

What I’ve Learned From 200 Real Estate Closings

Here are a few of the biggest lessons that stand out:

1. The seller’s situation matters more than the property.

It’s easy to focus on numbers, repairs, and comps — but real estate problems are usually people problems. Divorce, debt, inheritance, illness, relocations — every house we buy comes with a story.

If we can understand the situation, we can almost always structure a win-win deal.

2. You can’t scale without a strong team.

Doing a couple of deals solo is one thing. But 200? That takes trust, consistency, and an amazing group of people who care about doing things right. I’m lucky to work with agents, contractors, title partners, and internal team members who actually show up for sellers.

3. Speed and simplicity are more valuable than squeezing every dollar.

We’ve had sellers accept lower cash offers not because of price, but because we could close in days and they didn’t have to lift a finger. That’s when you know your service is actually solving a problem.

Why This Still Matters

There are plenty of “we buy houses” companies out there — but too many make it feel like a hustle. I’m building something different. We take pride in how we operate. We listen. We offer real solutions. And we close.

If you’re ever dealing with a house you don’t want — or know someone who is — let’s talk. After 200 deals, there’s a good chance we’ve already helped someone in that exact situation.

Here’s to the next 200.
